When I was selling luxury 3 storey condo townhouses by the lake in Bronte I'll never forget a prospective purchaser who came to me and said "I don't want 3 storeys of stairs and I don't want to get in an elevator every time I change floors, why can't you just turn these on their sides so that I can have everything on 1 floor?" Ever since that day I have been thinking about creating the perfect luxury unit built for people who don't want to move into a large condo in a high rise with high maintenance fees. My vision was to be able to build a luxury 2 or 3 unit lowrise with all of our typical Stonemill type features including 10' ceilings and palladian windows. Each unit, approximately 2400' to 2800' (size will depend on budget and lot restraints), all on one floor, would be serviced by a private elevator opening directly into the unit so no common hallways. The building itself could be built on a small, urban downtown lot with a small footprint, who needs a large backyard or any real costly amenities outside of a rooftop terrace? I started collaborating with Paul Ribau, the owner of Stonemill about this concept and we now have put pen to paper and come up with the framework for what we feel is a new (for this area) market segment that could be incredibly appealing to a large demographic of boomers to urban dwellers (yes urban as in downtown Oakville, Bronte or even Burlington).
The floorplan is versatile, picture 2 luxury 2800 sq ft condos on the 2nd and third floors and the ground floor would be split into 2 x 1200 sq ft spaces that can either be all garage (who doesn't need lots of space to store their toys?) and storage/mechanical or even add a small inlaw suite to generate some additional monthly retirement revenue, the choice is yours.
Ownership can be configured in a few way, pool resources together with family or a friends and build a s a co-operative then convert to small condo after completion or won the entire building as a duplex and rent the other luxury unit out.
